Ubi serves the light-industrial estate of the same name, a district of workshops, small factories and business parks rather than housing or shopping. Ubi Techpark and the surrounding streets are lined with printers, engineering firms and wholesalers who supply much of the city's small-business trade, and the station is busiest on weekday mornings and late afternoons as workers commute in and out. There is little here for casual sightseeing, but it is a useful, direct stop for anyone with business in the estate, cutting out what used to be a longer bus journey from Paya Lebar or Aljunied before this stretch of the Downtown Line opened in October 2017.
